Incentives
The Community Redevelopment Agency adopted the following incentives at their June 25, 2003 regular meeting.
LAND DEVELOPMENT CODES, as would completely apply to the area, but at a minimum address:
- Parking reductions/cross-parking ability/CRA provision of parking
- Stormwater management adjustments/regulatory assistance
- Setback waivers
- New Redevelopment Mixed Use zoning district, which allows a density up to 25 units per acre and heights up to 110 feet upon meeting certain Architectural and Site Design Guidelines.
PERMITTING:
- One-stop permitting
- Expedited review-Projects within the CRA come to the top of the list/personnel assigned to CRA projects
- Priority reviews/inspections
FEE INCENTIVES:
- Potentially deferred Wastewater Impact Fees
GRANTS/LOAN PROGRAMS:
- Façade Treatment grants and loans
- Landscaping grants and loans
- Small business administration grants/loans
- Loan Pool for certain size businesses to locate or expand-through Community Reinvestment Act portfolio contributions by local banks
These are currently general Incentives available to all under Florida Law that we will identify in our materials:
- No personal income tax
- No state-level ad valorem taxes
- No tax on inventories, goods-in-process or goods-in-transit
- $5,000 corporate income tax exemption $25,000 homestead tax exemption
- Tax exemption on pollution control equipment
- Sales tax exemption on new machinery and equipment
- Sales tax exemption on raw materials used in manufacturing
